美國二手樓交易連四摔，9月意外重挫5.6%

美國二手樓(已簽約待過戶之成屋)交易連4個月萎縮。由於預期利率上漲，以及華盛頓的預算僵局嚇跑潛在買家，9月衰退幅度不僅遠超出預期，並且跌破去年同期水平。

據全美不動產協會(NAR)28日公佈數據，9月份已簽約待過戶成屋銷售指數較前月重挫5.6%至101.6(2001年基期=100)，遠不如道瓊社調查預估的月增0.5%。

從簽約到正式交屋通常有1至2個月的時間落差，因此簽約待過戶成屋銷售指數常被視為美國房市動能的領先指標。若與去年同期相比，簽約待過戶成屋銷售指數年減1.2%，為近29個月首見，意味第四季房市景氣恐難有好的表現。

NAR首席經濟學家Lawrence Yun指出，除了政治因素外，在當前利率水平上升的趨勢下，民眾已普遍感受到買房的財務壓力，是簽約活動下滑的主因。不過，由於餘屋庫存仍然吃緊，因此房價仍有上漲壓力。

美國四大地區已簽約待過戶成屋銷售指數全被打趴，最慘的東北部衰退9.6%，中西部部下滑8.3%，南部地區下滑0.4%，西部低區重挫9%。
