國產署再釋地上權　仁愛路單價282萬最高

【郭寶懃／台北報導】國產署今日釋出26宗國有土地地上權案，其中有5宗位於北市大安區、中正區與松山區3大精華區，地坪單價最高為282萬元，是在中正區仁愛路二段，面積為245.63坪，預計11月20日開標。

國產署表示，這次招標土地已考量放寬地上權與地上物可以分割移轉，所以地上權權利金底價為市價3~6成，地租年息率維持3.5%，存續期間則50年改為70年。

永慶資產管理協理黃增福表示，目前仁愛路地價每坪都開500萬元以上，此次地上權標案約市價5成，價位算低，但是目前北市地上權單價都偏高，若能分割移轉，承購者可以向銀行借款，取得較高貸款成數與較低利率，買方付款會較為輕鬆，意願會較高。
