不動產實價登錄一周年 房市呈量縮價緩漲

不動產實價登錄上路實施滿一周年，內政部次長蕭家淇表示，交易情況出現「量縮、價緩漲」的現象。無論交易價格上漲或交易量縮減，都以雙北表現最明顯；另外，桃園縣則出現交易量逆勢上揚，蕭家淇強調，實價登錄配合奢侈稅，已對交易熱區產生減少成交量、以及抑制短期交易的效果。(李人岳報導)

不動產實價登錄開放民眾查詢屆滿一周年，可供查詢件數已經有44萬7千多筆、查詢人次也達到2400萬人次。內政部次長蕭家淇表示，實價登錄施行以來，「6都」的交易量占全國73%，交易情況也出現「量縮、價緩漲」的現象。他指出，無論是交易價格上漲或交易量縮減，都以雙北表現最明顯；另外，桃園縣則出現交易量逆勢上揚的情況，蕭家淇認為，應該是受到升格直轄市和航空城議題等利多因素所影響。蕭家淇說：『桃園比較特別的是因為它升格為直轄市，以及航空城，還有捷運相關利多因素，所以量並未縮減，交易件數也是增多，價格也是上漲，也就是桃園的狀況是量增價漲。』

蕭家淇說，實價登錄和前年6月起實施的奢侈稅，對於交易熱區確實已經產生減少成交量和抑制短期交易的效果，這兩年中土地移轉比率不斷降低，其中以雙北和新竹縣的降幅最多。

內政部指出，一年來實價登錄受罰案件已將近百件，也有哄抬房市不實申報受罰案例，均處以3萬至15萬元罰鍰，以促進不動產交易透明及市場正常化。
